Is an EICR Legally Required to Sell a House?
No, an EICR is not a legal requirement for selling a residential property in England. Unlike a landlord, who must have a valid EICR before renting out a property, homeowners selling their home are not legally obligated to provide one.
However, that does not mean you should skip it. Here is why.
Why Buyers and Solicitors Often Request One
Even though it is not legally required, more and more buyers and their solicitors are requesting an EICR as part of the conveyancing process. A buyer’s surveyor may flag concerns about the age of the wiring, the type of consumer unit, or the absence of RCD protection. When that happens, the solicitor will usually ask for an electrical condition report before they let the sale proceed.
Properties built before the 1980s are particularly likely to trigger this request, especially if the electrics have never been updated. If your home still has an old fuse box with rewirable fuses, round-pin sockets, or fabric-covered cables, expect the question to come up.
What Happens if the EICR Finds Problems?
An EICR grades any issues it finds using a code system. C1 means danger is present and needs immediate attention. C2 means something is potentially dangerous and should be addressed. C3 is a recommendation for improvement but not a safety concern.
If your report comes back with C1 or C2 codes, the buyer may ask you to carry out the remedial work before they proceed with the purchase.
